Delano makes first entry in Africa with hotel and residential projects in Morocco

The American hospitality firm, Ennismore, which is a joint venture that forms part of Accor’s lifestyle arm, has confirmed its arrival in Morocco.

It is debuting onto Africa with the prestigious Delano Marrakech Hotel & Residences.

The entry is in partnership with Yamed, the real estate platform of the Ynexis group.

The project marks the Delano brand’s first foothold on the African continent.

It is also the first Delano branded residence outside the United States.

A major project in Marrakech

Located in an upscale residential district of Marrakech, near the Medina and the Jardin Majorelle, the complex will comprise two main components.

Marrakech is the fourth largest city in Morocco.

On one side, a hotel of 130 upscale rooms and suites; on the other, 80 residences set within villas.

Guests and residents will have access to event spaces, sports facilities, a vast spa and to the neighbouring golf courses, the Royal Golf Marrakech and the Amelkis Golf Club.

The design, entrusted to the firm Elastic Architects in collaboration with the in-house teams of Ennismore and Yamed, will blend contemporary aesthetics with local influences.

The project thus highlights Delano’s signature spirit and its social life around the Rose Bar, in a Moroccan reinterpretation.

A residences concept integrated into the hotel

Within the Delano complex, the residential offering provides a range of dedicated services, starting with a private lobby, a lounge, a fitness centre, a clubhouse, a screening room, a golf simulator, a 24-hour concierge, a valet and housekeeping and maintenance services.

The residences are due to go on sale in late 2026, while the hotel is expected to open in 2030.

 An experience combining dining and wellness

On the dining side, the project will draw on Paris Society, Ennismore’s F&B platform. It will bring together the signature Café Delano, the brand’s emblematic Rose Bar and two international brands new to Marrakech.

The offering will be rounded out by a high-end wellness space built around The Source by Delano.

The signing ceremony took place on 22 April 2026, in the presence of Gaurav Bhushan, group CEO of Ennismore, Louis Abboud, group chief growth officer and COO for the IMEAT and APAC regions, and Karim Beqqali, founder and CEO of the Ynexis group.
